East Preston - A village by the sea | Population c. 6,000
Originally a thriving farming community dating from 1087, the village together with the adjacent private Angmering-on-Sea Estate, adjoins the foreshore and borders open farmland to the east. Described as living in ‘Country by the Sea’ East Preston retains much of its former character and has a strong community spirit centred around all-year-round social and educational activities at the village hall, the annual June Festival and Carnival Parade. The village has a good selection of shops, a public library, many clubs and organisations for all age groups and a growing number of quality cafes & restaurants together with local pubs. There are established cricket and football teams and the Bowls and Tennis clubs have strong memberships. The old-established Worthing Rugby Club plays at their ground in Angmering and golfers have the choice of prestigious Ham Manor and the Rustington Golf Course that adjoins the Esporta Health Club.
The Infant & Junior schools have a good reputation. St Mary’s Parish Church dates back to Norman times and Roman Catholic and other denominations are closeby. The local fishermen offer their catch straight off their boats adjacent to the dinghy club that has an active membership with regular races through the season. The beach stretches for miles in both directions, being sandy at low tide and, in addition to the Greenswards, provide wonderful coastal walks. Angmering station is about a mile away and has direct services to London, Brighton, Gatwick & Portsmouth. Bus services connect locally.
East Preston offers a unique variety of homes for all age groups and levels of wealth and is one of the main reasons why it is such a popular and sought-after coastal location to live, particularly for the retired. The discerning family and second-home buyers enjoy the peace and tranquillity of the Private Sea Estates for which the area has been well known to the ’rich & famous’ since the 1930’s. These include the privately maintained ‘gated’ areas of Kingston Gorse, West Kingston, Angmering-on-Sea & Willowhayne.
East Preston – in summary, a village that more people wish to move into than out of and has historically enjoyed a consistently strong property market that has rarely suffered the bottom of the troughs that afflict elsewhere.
