James Butt has been the Branch Director of our Littlehampton office since 2019 and is also a Company Director within the business, continuing the family legacy as a fourth-generation member of the Graham Butt family. As the grandson of founder Graham Butt and son of David Butt, James brings together strong heritage, modern leadership, and hands-on experience.
A former student of The Angmering School, James began his estate agency career at our Littlehampton branch in 2015. Keen to challenge himself and broaden his expertise, he moved to London to work in the fast-paced property market with Marsh & Parsons. There, he developed the ability to perform in high-pressure environments and deliver results for a demanding client base — skills he brought back to the family business two years later.
Since returning, James has held key positions across both our Rustington and Littlehampton branches, building a deep understanding of the local property market. Having lived and worked in the area for much of his life, he has established a wide and loyal client base, offering valuable insight into the needs of local buyers and sellers alike.
More recently, James has reached several important personal milestones. He purchased his first home in East Preston with his fiancée Lils, gaining first-hand experience of the property journey he so often guides clients through. He has also become a proud father for the first time, welcoming his daughter, Pione — a new chapter that brings fresh perspective both personally and professionally.
Outside of work, James is a passionate sportsman. He played youth football for Arundel and later for Angmering and Rustington, and is a keen golfer at Ham Manor Golf Club. He remains active in the local community as a member of a gym in Rustington and enjoys spending time with his family, including their French Bulldog, Petal.
